DSD Holiday Schedule

Development Services will follow the City holiday schedule and close for much of the Winter Holiday Break. 

Like last year, the office will open two days during the winter break to ensure your customer needs are met. 

Please note the Development and Business Services Center will open Dec. 29 and 30 with
limited staff from 7:45 a.m. to 4:30 p.m. The office will close for lunch from noon to 1 p.m. 

























Additional holiday schedule changes to note:

Planning Commission
  • Meeting scheduled for Dec. 23, 2015 is canceled 
Zoning Commission
  • Meeting scheduled for Jan 5, 2016 is canceled
  • Next meeting is scheduled for Jan. 19, 2016 
Recordation
  • Recordation date of Nov. 27 will be moved to Nov. 30 (deadline will be Nov. 25 at noon)
  • The last regular recordation opportunity for this year is Dec. 18, 2015
  • Regular recordation will resume Jan. 8, 2016
  • The regular recordation schedule will be suspended during the winter break.
  • Out-of-sequence recordation options are available 
Board of Adjustment
  • Next meeting date is scheduled for Dec. 21

2015 UDC Amendments Update
 
The Unified Development Code (UDC) is located in Chapter 35 of the City's Code. It includes regulations for the preparation of  land in anticipation of development, such as subdivision platting,zoning, and street and drainage design,as well as historic preservation. As such, the UDC implements the City's Comprehensive Plan and Master Plan Policies. Built into the UDC is a once every five-year-update program where amendments maybe submitted for consideration and recommendation through various boards and commissions.

We have now just completed the bulk of our five year cycle amendments with the council approval of over 200 amendments on Dec. 17, 2015 with only two minor changes to the proposal. The final two amendments, Low Impact Development (LID) and Conservation Subdivisions, go before Zoning Commission on Jan. 19, 2016 for consideration, Neighborhoods and Livability Committee on Jan. 22, 2016, and City Council on Feb. 4, 2016 for final approval.

Information Bulletins and Other Resources

The following Rule Interpretation (RID) and Information Bulletins (IB) include noteworthy changes:

Development Services has revised IB 216, Electronic Plan Review, following a review of current department business processes and internal and external best practices. The purpose of IB 216 is to provide our customers with guidelines useful in the submission of electronic plans in a manner and format that streamlines department staff processing time and facilitates our customer service goals. 

The RID seeks to address and clarify the existing department interpretations and business processes associated with recycling uses relating to the distinction between 'indoor' and 'outdoor', as well as screening, when required.

Recognition - Making a Difference

Congratulations to the Building Inspection Team for receiving the 'Making the Difference' award on Friday, Nov. 20. A great effort was made by these inspectors in facilitating the grand opening of the Emma Hotel, Culinary Gardens, Brewmeister Alley, and Southerleigh Fine Food & Brewery at the Pearl site. Way to go team!

Development Services Department, Build and Maintain a Safer San Antonio Survey

The Unified Development Code (UDC) amendments were reviewed and considered by several stakeholders and the Planning Commission's Technical Advisory Committee (TAC). The Development Services Department served as the administrator over this process and accepted more than 200 submissions which went to The City of San Antonio City Council on December 17th.

In order to provide the best training in January 2016 on the UDC to the Development Services staff and the development community partners, the following topics are suggested:
