2015 UDC
Amendments Update
|
The Unified
Development Code (UDC) is located in Chapter 35 of the City's
Code. It includes
regulations for the preparation of land
in anticipation of development, such
as subdivision platting, zoning, and street and
drainage design,as well as historic preservation.
As such, the UDC implements the City's Comprehensive
Plan and Master Plan
Policies. Built into the UDC is a once every five-year-update program
where amendments
maybe submitted for consideration and
recommendation through various boards and commissions.
We have now just
completed the bulk of our five year cycle amendments with the council
approval of over 200 amendments on Dec. 17, 2015 with only two minor
changes to the proposal. The final two amendments, Low Impact
Development (LID) and Conservation Subdivisions, go before Zoning
Commission on Jan. 19, 2016 for consideration, Neighborhoods and
Livability Committee on Jan. 22, 2016, and City Council on Feb. 4, 2016
for final approval.
Visit the Unified
Development Code section on the DSD website for more
information. Once the 2015 UDC training schedule is finalized, it
will be located on this site as well.

Information
Bulletins and Other Resources
|
The following Rule
Interpretation (RID) and Information Bulletins (IB) include noteworthy
changes:
Development
Services has revised IB 216, Electronic Plan Review, following a review
of current department business processes and internal and external best
practices. The purpose of IB 216 is to provide our customers with
guidelines useful in the submission of electronic plans in a manner and
format that streamlines department staff processing time and
facilitates our customer service goals.
The RID seeks to
address and clarify the existing department interpretations and business
processes associated with recycling uses relating to the distinction
between 'indoor' and 'outdoor', as well as screening, when
required.

Xavier Antu, Sr. Plans Examiner, Plan
Review
Xavier Antu is always prompt, courteous and helpful when
I work with him.
Evelia Kelnhofer, Administrative Associate, Code
Enforcement, Field Services
Excellent Customer Service! Helping with Scrap Tires!
Mindy Bolado, Code Enforcement Investigator, Field
Services
Mindy has been working with our location at AutoZone
with any violations. She is very efficient and points out any matters
that allow the area to look unpresentable; she also has a sense of
urgency to doing her job. The city needs more code enforcement officers
like Mindy.
Regan Gabriel, Development Services Specialist, Plan
Review
Regan did a great job helping us resolve issues in a timely manner. We
have been trying to fix these records for a while and Regan took care
of them quickly.
Raquel San Martin, Suanne Callow & James Baum, Plan
Review
Suanne and Raquel were terrific! They were informative
and so very helpful by making sure that I knew exactly what steps to
take to ensure my project would be permitted correctly. James Baum
assisted as well and the collaboration between the departments was
outstanding! It was a pleasure being served by these folks!
Oscar Aguilera, Kristie Flores, Margaret Pahl, Zoning,
Land Development
I reached out to two staff members separately. In less
than 30 minutes, my email correspondence was responded to, forwarded to
the appropriate party, and I received a call back as well. Excellent
and very fast customer service.
Claudia Rendon Padilla, Project Manager, Field
Services
Excellent service; Claudia coordinated the participation
of key DSD personnel to assist the developer and general contractor.
She clearly explained the process and requirements for inspections,
TCO's and CO's on a major public-private initiative on the Eastside.
Development Services Department
Very professional, courteous, and prompt. Much appreciated.
